What is local SEO for a plumber?

Local SEO for a plumbing business means ranking in two separate places: the Google map pack, driven mainly by your Business Profile, reviews and distance from the searcher, and the ordinary results below it, driven by your website. Both matter, and they are different jobs.

The thing most plumbers get told wrong

There are two fights, and they are not the same fight.

When somebody searches plumber near me, Google shows them a map with three businesses on it, and underneath that a list of ordinary website results. They are ranked by different things, and a lot of money gets wasted by agencies that only work on one and report on the other.

The map pack is driven mostly by your Google Business Profile, your proximity to whoever is searching, your reviews and your categories. A plumber in Fishponds will struggle to appear on a map for somebody standing in Sumner, no matter how good the website is. That is not a failure, it is how the product works.

The organic results underneath are driven by your website: whether you have a page that genuinely answers what was searched, how fast it loads, and whether anybody else on the internet links to you or mentions you. Distance matters far less here, which is exactly why suburb pages are worth building.

So the honest answer to "can I rank in Portishead" is: probably not in the map pack if you are based in Bedminster, but very likely in the organic results if you have a real page about the work you do in Portishead. Anyone who tells you otherwise is either guessing or selling.

This is the single most useful thing to understand before you spend a cent. If your agency cannot tell you which of the two they are working on this month, that is your answer.

What actually moves it

Not an exhaustive list of everything that is theoretically an SEO factor. The short list of what changes a plumber's phone volume, done cheapest first.

  1. Your Google Business Profile, properly built

    Categories, service areas, hours that are actually right, photos of your own work rather than stock. This is the cheapest and fastest lever a plumber has, and most profiles I open have never been finished. It is also the entire basis of the map pack, so nothing else in this list matters as much.

  2. A page per service that means money to you

    Hot water cylinders, blocked drains, burst pipes, bathroom renovations, gas fitting. One page each, written properly, rather than a single Services page listing twelve things in bullet points. If you want to stop getting called out for jobs you hate, this is the lever: write the good pages well and the bad ones briefly.

  3. A page per suburb you genuinely serve

    Not forty thin pages with the name swapped, which Google has been discounting for years and which makes you look like every lead generation site in the country. A smaller number of real pages, each saying something true about working in that area, beats a big pile of templated ones every time.

  4. Speed and the basics

    A site that loads fast on a phone on mobile data, has a tappable phone number, and does not hide behind a cookie banner. This will not push you to the top on its own, but being slow will hold everything else back, and it is usually a one-off fix rather than a monthly cost.

  5. Reviews, continuously

    Volume, recency and what the reviews actually say all feed the map pack. A plumber with 96 reviews averaging 4.8 and a few from last week will generally beat one with 200 reviews that stopped two years ago. This is why the review system is not a separate nice to have, it is part of the SEO.

The honest timeline

Month one looks like nothing is happening.

Because for the most part, nothing visible is. Tracking goes in, the profile gets rebuilt, the first pages get written. The work that compounds does not photograph well in week three, which is precisely why so many plumbers get sold Google Ads instead and told it is SEO.

Can you guarantee I will rank first?

No, and nobody honest can. Rankings move with your competitors, your reviews and how far the searcher is standing from your van. What I can guarantee is that the work gets done, the tracking is honest, and you see the same numbers I do.

How is this different from just having a website?

A website is where people land. SEO is the work of getting them there. A fast, well built site makes SEO much easier, which is why the two get confused, but paying for a build is not the same as paying for someone to keep working on your visibility every month.

Do I need suburb pages for every place I work?

No. A handful of genuinely written pages for the suburbs you actually want more work in will do more than forty templated ones. Thin location pages are the main thing that makes a real plumber's site look like a lead generation shell, and Google treats them accordingly.

What if I am already paying someone for SEO?

Send me the last report. If they are doing good work I will tell you and you can keep them. If the report is full of impressions and keyword counts and never mentions phone calls, you will be able to see that for yourself once somebody points at it.

Will you work with other plumbers in my area?

Possibly, and I would rather say so than sell you a scarcity story. There is far more plumbing work in any town than one business can take, so locking an area to a single client mostly benefits the agency selling it. What I will not do is take on more than I can handle properly. If I am too busy to give your account the attention it needs, I will tell you that instead of taking the money.
